    Buying a home in Parkdale

    The first settlers of Parkdale moved into the area in the early 1800s — long before you could get an americano on every corner — and by 1879, the village of Parkdale was established. The opening of Sunnyside Amusement Park in 1922 turned Parkdale into a desirable vacation spot for Torontonians. However, in 1955 when construction of the Gardiner Expressway began, the amusement park was demolished, and Parkdale faded from prominence for a time.

    In recent years, Parkdale has become a desirable spot for people of all walks of life. Home ownership is low in this west end Toronto neighbourhood, and the majority of residents live in apartments or Parkdale condos. On tight residential streets you’ll find Victorian homes, many of which have been converted into rental units. The area is dotted with small parks, and along the waterfront lies extensive green spaces which extend for kilometres to the east and west.

    With both King and Queen Street running through the neighbourhood, residents have an array of restaurants, cafes, boutiques, and pubs nearby. The CNE is located on southern boundary of Parkdale, as are event centres and athletic clubs. As well, there are an abundance of recreation activities available in lakeside parks; running trails, baseball diamonds, tennis courts, rowing and yachting.

    There are several schools in the neighbourhood, daycares, and seniors’ homes. Masaryk - Cowan Community Centre offers youth programs, and there are social services available in the area for disadvantaged citizens.

    Condo Life in Parkdale

    Parkdale condos come in all shapes and sizes, and there’s a decent variety of buildings in the area — not King West levels of choice, but still a reasonable selection — as the neighbourhood has seen many new developments in the past few years. Buyers have their pick of high-rises, townhomes, and a few loft conversions.

    Toronto condos for sale are generally affordable here, and you can expect to get a slightly better deal on a 1 bedroom than you’d find in more popular neighbourhoods. Parkdale condos are particularly enticing for fans of authentic lofts — loft conversions are typically expensive, but the The Brock Lofts and Noble Court Lofts are both quite reasonable when compared to their counterparts in other neighbourhoods.

    Suite sizes are consistent with most Toronto condos; 1 bedrooms range from 450 to 600 square feet. The best value can be found in townhomes, where it’s possible to get 2 bedroom units in excess of 1200 square feet — for less than you’d pay in a high-rise.

    Parkdale condos also offer amenities that are consistent with other buildings throughout downtown Toronto; gyms, party rooms, and the usual extras in condos, and with a townhome you’ll pretty much just get the keys. All condos are located near King, Queen, or Dufferin, ensuring that residents are within walking distance of dining, shopping, and public transit.

    Transportation

    Parkdale has an 83 Walk Score, so if you want to run errands in a pair of sandals, it can be done — proper footwear is optional. The neighbourhood has great public transit, with streetcars on King, Queen, and Dufferin, and Exhibition GO is south of the neighbourhood for longer trips.

    Car owners have a driver friendly location — a rarity in Toronto — as the Gardiner Expressway is just to the south, making it easy to connect to major highways.
