About 1300 Marlborough CourtThe Villas Condos

Nestled on a quiet crescent in beautiful downtown Oakville, The Villas Condos is an established residence, standing 3 storeys tall, and concealed from the street by mature trees. The location at 1300 Marlborough Crt is only steps from a restaurant, a grocery store, a pub — and also only minutes from Morrison Valley South Park for an afternoon walk through the forest.

The building is well-maintained, though the amenity centre doesn’t have the flash of a modern condo. Residents enjoy recreational amenities such as saunas, an exercise room, a party room, and a games room with billiards and ping pong. Condos fees are higher than the neighbourhood average, however, fees are all inclusive.

1300 Marlborough Crt is best suited to families and empty nesters. While the condos are within a 5 minute walk of Sheridan College, the high demand will likely drive prices too high for some student renters.

    The Suites

Oakville condos are known for their generous floor plans and 1300 Marlborough Crt continues the trend with layouts that start at 827 square feet — that’s bigger than the largest units in some Toronto condo buildings. Homes are available in from 2 to 4 bedroom layouts, and the largest floor plans reach 1750 square feet. This building is a rare find because it includes 2 storey condo units, ideal for families with young children, or anybody who needs more separation between the bedrooms and living room.

Because of the building's 1977 completion date, appliances and finishes will vary. Fortunately, high demand has meant that most units are updated; those that need updates are often scooped up in a hurry by investors. Most homes have modern appliances — stainless steel — stone countertops, and hardwood floors.

Bedrooms and bathrooms offer plenty of room to move around, and all homes come with a private balcony — most are shaded by tall trees.

    The Neighbourhood

1300 Marlborough Crt is situated in the Holton Heights neighbourhood in Downtown Oakville — an affluent area, packed with authentic boutiques, unique restaurants, and meandering parklands carved up by slow moving creeks. Though Holton Heights is more residential than the bustling corridors to the south on Lakeshore Rd, there’s plenty of convenience.

Condo residents can walk to The Habanero Taqueria for Mexican food, and there’s Taza Xpress for an eclectic menu and even espresso; there’s also a Burger King, a Tim Hortons and Justeas for Bubble Tea. Nightlife is limited here but Sports fans can catch the game at Monaghan's Sports Pub & Grill and fans of the performing arts can watch a show at Sheridan Theatre.

Oakville Place is close-by for any shopping needs, and the mall has a reasonable selection of clothiers and specialty shops. Trips to Lakeshore Rd take just 10 minutes by car — here residents will find an assortment of boutiques, diners, cafes and more.

    Transportation

The Villas Condos is an excellent option for buyers who enjoy running errands on foot; the nearby strip mall has a Rabba Fine Foods, a salon, financial services and a medical office. Plus, there’s a cluster of businesses just south on Iroquois shore Rd. However, residents will likely need a vehicle to get everything done in one shot.

Those who commute via public transit can catch a bus on Trafalgar Rd and connect to Oakville GO for commuter trains and busses. Driving is the easiest way to get around in the area — and drivers can head south on Trafalgar Rd for the QEW.
