    10 Rodda Boulevard Townhomes is a 3 storey complex in the West Hill neighbourhood of Scarborough. The location at 10 Rodda Blvd is only steps from a busy stretch of St Lawrence Avenue East, and yet, this development manages to feel tucked away.

    The brown brick façade and wooden roofs are indicative of this development's age, but pride of ownership has kept the entire complex in great shape. The parking lot is lined with planter boxes, shrubs, and trees; the neighbourhood is charming — home to winding residential streets and single family homes.

    As with most townhouse units, amenities are modest, and include BBQ areas, parking, and visitor parking. Maintenance fees are higher than the neighbourhood average and high for a townhome, which could deter some buyers given the lack of amenities. However, the spacious floor plans within could tip the scales for prospective buyers.

    The Suites

    10 Rodda Blvd contains 100 townhouse units, ranging in size from 1244 square feet 2142 square feet. The large multi-floor layouts are excellent for families — particularly the rare 4 bedroom plus den suites, which are hard to come by in any Toronto condo residence.

    A look at past listings in this complex reveals that the majority of units that show up on the market have been renovated. Most suites have hardwood flooring, some have parquet, though, the odd unit could still feature carpet. Kitchens are spacious, with modern appliances, ample cabinet storage, and many have stone countertops. Units have in-suite laundry and up to 3 bathrooms.

    These townhomes are quite similar to a single family home; they have fenced backyards and small front yards as well. What’s also attractive, is that these homes have basements with large rec rooms, in addition to large living rooms on the main floor.

    West Hill offers a lifestyle that feels unobtainable today; the area is carved up by large green spaces, with forested pockets in the neighbourhood, and natural scenery along Highland Creek. It’s an area where kids can run around in the woods and make it home for dinner — or play street hockey with few interruptions from passing cars. There are many great schools close-by, and enough activities to keep kids busy.

    Residents of 10 Rodda Blvd are only minutes away from the athletic fields and playgrounds at West Hill Park. There are scenic trails nearby at Morningside Park. Heron Park Community Centre is just east of the complex for kids’ programs and recreation, and there are countless green spaces close by.

    The 10 Rodda Boulevard Townhomes also provide a convenient location for dining; businesses are clustered along Lawrence Ave East, and here residents can find a variety of diners and fast food chains; there’s Eggsmart, McDonald's, Halibut House Fish and Chips Inc., Lola Sally's Authentic Filipino Cuisine, and more, all within a 5 minute walk. As well, speciality shops and boutiques can be found throughout the area.

    Transportation

    With a home at 10 Rodda Blvd, it’s possible to run errands on foot — even grocery runs — as there are multiple pharmacies and grocery stores within a 5 minute walk.

    Public transit users can catch a bus on Lawrence and connect to Guildwood Train station, but travel time to Union Station will take about an hour. Car owners can go north on Morningside Avenue for the nearest 401 on-ramp.
