Nice building in theory, but the vibe inside doesn’t quite match the curb appeal. The lobby feels dated, and the front desk is hit-or-miss depending on who’s working. Not bad, just doesn’t live up to the image it projects.

Honestly one of the better condo communities in this part of Etobicoke. Not flashy, but reliable. Packages are always handled properly, and the elevators rarely act up- rare praise in a Toronto condo.

Balconies face a ton of greenery, which makes the mornings peaceful even though you're just off Royal York. Soundproofing between units is solid, but I can still hear hallway chatter sometimes. Not a dealbreaker, just worth knowing.

The building is super clean and well-managed. The amenities are top-notch, clear that everything is maintained with care.
