Fees went up twice in the past year, and there’s been talk of special assessments. Not thrilled. Love my actual unit, but financially this place needs to get it together.

The Kip is high key one of the best kept secrets in Etobicoke. Units are big and prices are still semi-reasonable. You will get reliability. I like that it’s mostly quiet and the community here is mixed-young professionals, older couples, a few families. The direct access to Kipling is the real gamechanger. No parking headaches when you’re downtown-bound.

Pretty happy here overall. Noise from the GO tracks took some getting used to, but the view from my unit is worth it. No concierge means fewer fees, which I appreciate.

Bought in 2018 and haven’t looked back. The location makes commuting downtown a breeze and maintenance has always been solid. We had some plumbing issues a while back but the board acted fast. The gym’s small but clean. It makes for a pretty stable home!

Moved here for school and ended up staying post-grad. You can tell the building’s a bit older but it’s well kept accordingly. No issues with pests or noise.

Elevators can be sketchy. One broke while I lived here. Nice unit size though! You get more space than downtown for sure.

Living heres been great. The building’s clean, amenities are awesome—love the BBQ area and gym. Super convenient spot too, with transit and highways right there.
