For an older building, it’s pretty good. Elevators work great, hallways need updating. Condo fees are reasonable with utilities and cable included. Feels safe, and the staff are friendly.

Units here range widely in layout and finishes; you might find a completely renovated suite right next to one that feels stuck in the 90s. The building’s proximity to the university is a blessing and a curse - great if you want nightlife nearby, but expect occasional weekend noise from students. Still, walking out the door to cafes, parks and transit makes daily life simple.

The lobby has a modern art piece that really sets it apart from others nearby. Sometimes the heat system kicks in earlier than needed in spring, but it’s a small trade-off for the location’s convenience. The mix of longtime residents and students gives the hallways an interesting energy - not too noisy, but never boring.
