I lived at The Richmond (on the 323 side) for 12 years. It was my first purchase back in 2010 when I was just two years into my career as a realtor. After having viewed several hundred units in my short two year career, I knew the building fit within a bit of a sweet spot in the market. Having been built in 2000, the building was of an era when builders were building more generously sized condo units with better layouts and no 'interior bedrooms' (without proper windows). I remember it had come down to a unit at The Richmond and one at Vu Condos on George Street, just a few blocks away. Vu Condos was a brand new and very popular building, but for the same price of the unit I had my eye on at The Richmond, I was getting 150 fewer square feet - a fraction of the space. I bought the The Richmond unit -- a one bedroom at 550 square feet in very rough shape, but with a completely unobstructed eastern exposure, no wasted space and a very functional layout. After some cosmetic renovations, I made it my home and enjoyed living for the next 12 years.
Some quick notes on the building:
- when I sold in 2023, the reserve fund was beyond what was necessary to service the building (there was talk on the condo board of potentially giving some of it back to the owners -- doubt that would actually happen).
- the two storey gym is excellent and never too busy
- rooftop patio has a hot tub and multiple BBQ's - beautiful views of the city
- the building does allow 30 day rentals (most condos have a 6 month minimum rental period), so there are the occasional 'Del Suite' and Airbnb
renters (although the 30+ day renters aren't usually the ones throwing parties).
- great property manager and staff
- be cautious of any units facing east, at least for the foreseeable future. I ultimately sold because of a construction site just across the street from my unit. There's a good chance the land directly east of the building will be developed and the eastern views obstructed.
