    Toronto is a city with a proud history, and therefore the proposition to renovate any historical building is never taken lightly. When Atria Developments decided to convert 326 Carlaw Avenue and 1173 Dundas Street East into hard lofts in 2002, locals new this building would be in good hands.

    In converting this former textile warehouse — likely built in the 1960s — into 104 units, Atria simultaneously promoted the surrounding area. With a mandate to convert vacant buildings in neighbourhoods in transition, Atria contribute to their growth by catering to certain demographics. By designating the I-Zone Lofts as live/work properties, for example, Atria ushered artists, creators, and innovators into this then up-and-coming area.

    The I-Zone Lofts is technically located within a number of connected structures at the corner of Dundas and Carlaw. Besides the 100 or so homes now located here, residents also have access to a shared rooftop terrace, a party room, and underground parking.

    Beginning about a century and a half ago, the Leslieville & South Riverdale area was a hotbed for industrial production in Toronto. While modern residents living at 326 Carlaw Avenue and 1173 Dundas Street East are less likely to be employed by the manufacturing industry, they certainly still have the chance to surround themselves with vintage details from these days gone by.

    The classic red brick that envelops the buildings at 326 Carlaw Avenue and 1173 Dundas Street East is only one nod to their former lives. To find out about the rest, however, prospective buyers will have to take a look inside.

    The Suites

    The units at the I-Zone Lofts range from modest to remarkable. Those looking for comfortably sized suites for one will be happy with the 450 square foot lofts here. Others, however, might quickly have their hearts set on the palatial 4,000 square foot suites at 326 Carlaw Avenue and 1173 Dundas Street East.

    These hard lofts vary in shape, as well as size — some homes span a single level, while others are spread out over up to three. Vaulted ceilings and exposed red brick and ductwork are featured in some units; wood paneling on walls and ceilings are found in others. Following this neighbourhoods' renaissance, a number of intriguingly creative businesses have popped up along Dundas, Carlaw, and Queen Street East. Plus, thanks to its location just east of downtown Toronto, this neighbourhood also has quite the neighbourly vibe.

    Creative businesses offer lessons in everything from lutherie (guitar making) to jewelry design. Vintage boutiques are available for those looking for truly unique baubles for the home, while organic markets and specialized food shops are also plentiful in Leslieville.

    Residents of the I-Zone Lofts are well positioned to explore neighbouring areas as well. When the weather cooperates, Tommy Thompson Park is an ideal place to cycle or hike. Photography and animal enthusiasts will be equally excited by the bird sightings made possible by the conservation of this space. Woodbine Beach is also not far off, where summer days can be spent sunbathing, playing beach volleyball, or taking in some live music at the annual Beaches International Jazz Festival.

    Transportation

    With its location at the intersection of two major arterial roads, residents of the I-Zone Lofts have access to the entire city from their front doorstep. Drivers can ride along Dundas Street East in order to reach the Don Valley Parkway or the city centre. Carlaw, on the other hand, will land drivers at Lake Shore Boulevard East, from which they can hop onto the fast-paced Gardiner Expressway.

    Those without access to a vehicle of their own will make great use of the streetcar service that runs along Queen Street East and Gerrard Street East. Either of these routes will carry passengers toward the Yonge subway line in a matter of minutes. The 72 Pape bus is yet another great option for those looking to reach the Bloor-Danforth subway line.
