About 40 Scollard Avenue W40 Scollard

Standing 15 storeys tall at 40 Scollard Street, 40 Scollard has been offering affordable units in Yorkville since 1991 — and if you thought that ‘affordable units’ was a typo, it isn’t, there are actually Yorkville condos for sale that won’t cost you an arm, a leg, and part of an organ.

The building was originally conceived as an extended stay hotel, which is evident in the exterior hotel-like design. As a resident of this building you gain access to recreational amenities such as a squash court, fitness centre, sauna, party room, 24 hour concierge, security guard, and parking garage.

A very nice plus for animal lovers is that this building has pet friendly policies — residents are permitted one pet per unit without weight restrictions, although Pitbulls and Rottweilers are not permitted. With such affordable units, this building is a perfect choice for first time home buyers, and also well suited to couples or empty nesters.

    The Suites

40 Scollard is home to 96 downtown Toronto condos, and unlike most building which offer a wide array of layouts, all units are either 1 bedroom or 1 bedroom + den. Suite sizes range from 644 square feet to 703 — considering that most 1 bedrooms in the city are under 500 square feet, you get great value with a unit here.

Given that this is an older building, many units have seen their share of personalization over the years so finishes are likely to vary. Interested buyers can expect hardwood floor, enclave kitchens, modern bathrooms, ensuite laundry, and large bedrooms. It’s possible that some units could have dated finishes, but that makes for an excellent investment opportunity.

    The Neighbourhood

Yorkville is renowned for its shopping and dining experiences — which is great, because with all the money you save on your condo, you’ll have plenty left over. Shopaholics can stroll south on Bay for upscale boutiques on Bloor; once there, you have your pick of all the top brands like Gucci, Prada, Brooks Brothers, Louis Vuitton, Coach, and Tiffany and Co.

For dining, some of the best restaurants in the city are on your doorstep. Lee Chen Asian Bistro is on Yonge, on Yorkville Ave you have acclaimed spots like Blu Ristorante, Trattoria Nervosa, Chabro, Kasa Moto, STK Toronto and more. For seafood there’s Joso's on Davenport, plus countless others. There are also well known fast food chains like McDonald’s — but if you moved to Yorkville for McDonald’s, then you’re doing it wrong.

Entertainment options are vast here, and it’s all just a matter of taste. Culture lovers can take in the latest exhibits at the ROM and Gardner Museum, art aficionados can tour galleries on Hazelton Avenue, and fans of the performing arts have a plethora of theatres nearby. And if all you want is a relaxing drink, The Pilot and The Bishop and Belcher are just around the corner.

    Transportation

Drum roll please — 40 Scollard Street boasts a parade worthy 100 Walk Score, making it easy for residents to run errands on foot; even groceries area cinch with Pusateri's Fine Foods on Yorkville Ave and a Rabba Fine Foods on Asquith Ave.

Those who rely on public transit have bus stops on Davenport, Bay, Yonge, and Yorkville Ave — and should you need to subway lines, Bay Station is less than a 5 minute walk away.

Car owners have it easy here as well; for the Don Valley Parkway, drivers can head south to Bloor and then east for the Danforth on-ramp.
