    Surrounded by neighborhoods like Dovercourt & Wallace Emerson-Junction, Bloordale Village, and Little Italy, the West 40 Condos at 40 Westmoreland Avenue are in an ideal location. Residents will step out of their front doors to see plenty of tree lined streets, large parks, local cafes and restaurant, and a great deal of urban charm. But the true uniqueness of this building is in its storied past and distinct architectural inspirations. After all, not many luxury lofts in Toronto can claim to be found within 100 year old church.

    Originally built in 1914, the Church of St. Mary the Virgin & St. Cyprian was closed to parishioners in 2002, and was meant to be converted by several developers until plans fell through. Catching wind of this, George Betak of Dog Day Developers and architect Asen Vitko undertook the project, converting the neo-gothic church into a handful of luxury lofts in 2016. Their experience on other heritage projects shows through here, as the building has completely retained its original façade of red bricks and arched tudor windows, and even the old bell tower.

    The West 40 Condos hold one-of-a-kind homes in a prime location in Toronto’s west end. If you appreciate the finer details of old architecture and a home that oozes history, this property should not be ignored.

    The Suites

    There are a total of 17 Toronto condos within 40 Westmoreland Avenue. The suites range from around 1,130 square feet to just under 2,000 square feet, and some units even cover up to four floors. These homes have one to three bedrooms, one to four bathrooms, and extra spaces like dens or terraces in certain units.

    Each of the 17 homes are unique due to their place in the church, and dependent on what the developers and interior designers have chosen to do with the existing spaces. Some have been heavily updated thanks to paint jobs or new wooden supports, while the original guts of the building are completely intact in others, offering a more authentic, “I live in a converted 100 year old church,” experience.

    Some of the more interesting historical aspects that have been maintained include 21 foot high cathedral ceilings, original brickwork and masonry, stone busts of saints and cherubs, wooden trusses, beams and arches, stone columns, and tudor-style arched windows. Some homes even have glass and metal catwalks that make use of the grand, high ceilings.

    Of course, nobody wants to pay top dollar for Toronto condos for sale with 100 year old kitchens or bathrooms. Kitchens are finished with with contemporary stone backsplashes and quartz counters, stainless steel appliances, and large islands for dining and serving on, while bathrooms are outfitted with glass door showers, soaker tubs, multi-piece counters and tasteful ceramics on the walls.

    The Neighbourhood

    40 Westmoreland Avenue is an idyllic location. The streets that line the surrounding area are replete with coffee shops, boutiques, restaurants, markets, and bakeries, as well as plenty of popular watering holes and night life venues. Whether you’re young, old, on your own, or with a family, neighborhoods like Little Italy and Bloordale Village should have something for everybody.

    Streets close to the West 40 Condos like Bloor, Dovercourt, Dufferin, Ossington and Harbord are known for their local shops, eateries, and cafes. And even more big box shopping and errand-running locations can be found to the west, at the Dufferin Mall.

    For entertainment around 40 Westmoreland Avenue, residents can visit the Dovercourt House to take part in a dance workshop, class or event. If that doesn’t suit one’s tastes, residents can check out the Comedy Bar for drinks and stand-up comedy shows, the Mod Club Theatre for concerts and dance parties, The Royal Theatre for classic or independent films, or even the local Snakes & Lattes for a fun afternoon of board games and caffeinated beverages.

    The crowned jewel of the neighborhood is its green space, though. The West 40 Condos have large parks on all sides, like Dovercourt Park to the north, Christie Pits and Bickford Park to the east, and Dufferin Grove Park to the South. Dufferin Grove is known for its organic farmers markets, and Christie Pits is a popular site for local festivals and events, as well as its outdoor swimming pool and skating rink.

    And for families looking to live here, nearby schools include Dewson Street Junior Public School, Central Toronto Academy, and St Anthony Catholic School.

    Transportation

    Exploring the eclectic neighborhoods around the West 40 Condos is simple. There are buses that run along nearby streets like Dovercourt Road and Dufferin Street. Both Ossington and Dufferin Subway Stations are a 6 minute walk away from 40 Westmoreland Avenue, from which residents can hop onto subway trains heading east and west along the Bloor-Danforth line.

    Residents who choose to drive can reach the Gardiner Expressway via Dufferin Street, the Don Valley Parkway by way of Bloor Street East, or the Allen Road and 401 by taking either Dufferin or Bathurst Street north.
