The Noir Residences by Menkes is ideal for its location. Being in the city's heart and close to transit, entertainment, and the financial district attracts younger working professionals to the condo.
Some of the things I like about the building:
- The views on higher floors are stunning, especially south-facing units
- The building features a variety of amenities that include a gym, sauna, spa, steam room, games room, theatre room, and party room
- Units have floor-to-ceiling windows all around and integrated appliances in the kitchen
- Relatively low maintenance fees by King West standards
- The majority of units are well laid out (Although some have long hallways and wasted space)
- The PM is onsite, making it convenient for any maintenance concerns
Some of the drawbacks to consider:
- While the majority of units have 9' ceilings, I've seen a few units with 8' ceilings
- Elevator wait times can be an issue at times
- A consideration for future owners is the high tenant-to-owner ratio in the building, which is usually seen as a negative factor
- The building has an issue with doorknobs sometimes breaking
The Noir Residences remains a solid choice, especially for young working professionals.
