    Etobicoke West Mall began as farmland, but eventually the land was purchased by Eaton’s department stores — Eaton’s would later donate the land for a school named Eatonville school, and that lead to the neighbourhood known as Eatonville. Enter Etobicoke West Mall, the younger sibling and offshoot of the Eatonville neighbourhood.

    Bounded by Rathburn to the north and Bloor to the south, this quiet suburban neighbourhood is home to winding residential streets packed with detached bungalows; there are also several apartment buildings and some Etobicoke West Mall condos sprinkled throughout the area. Toronto condos for sale in this neighbourhood attract residents of all ages, and families will find everything from primary schools to nursing homes in the area.

    Etobicoke West Mall is a sleepy neighbourhood; there are very few businesses in the area — cleaners, financial services, and security agencies make up the bulk of them. Etobicoke Civic Centre is located in the neighbourhood where you’ll encounter playgrounds, gardens, and a farmer’s market on weekends. There are several government offices and a few historic buildings as well.

    Entertainment and dining options are definitely lacking, and residents won’t find much beyond the usual spots like Tim Horton’s, Starbucks and Domino’s. Activities generally cater towards youth, with hockey rinks, baseball diamonds, swimming pools, and recreation centres tucked away on residential streets.

    Condo Life in Etobicoke West Mall

    Within this neighbourhood you’ll find a mix of traditional brick condos, modern high-rises, and townhomes; the living arrangements found in each are distinctly different. Etobicoke West Mall condos that were constructed in the 70s and 80s are the most affordable options in the neighbourhood, and also have larger floor plans.

    Newer condos like those found in West Village I Condos and West Village II Condos are more in-line with modern condo designs; smaller suites, modern finishes, and higher prices. Dwell City Towns is the most noteworthy townhome complex, amenities are limited like in most townhomes, but units are luxurious and feature rooftop decks.

    Most Etobicoke West Mall condos are located near West Mall Avenue, which gives residents easy access to transit and green spaces.

    Transportation

    Etobicoke West Mall condos are great for pedestrians — despite the fact that the neighbourhood isn’t — due in large part to the clustering of businesses on major roads. Public transit doesn’t fare quite as well here, with no nearby subway lines and bus routes which fall short of servicing the entire neighbourhood.

    Car owners will likely find this area appealing due to its proximity to major highways — with the 401 to the north, 427 to the east, and Gardiner Expressway to the south, drivers have options for avoiding city traffic, no matter where they’re heading.
