    Buying a home in Kingsview Village

    Bounded by the Humber River and the 401, this commuter friendly Etobicoke neighbourhood has a wealth of green spaces — and housing prices that won’t break the bank. Homes in the area are as diverse as the population; on tree-lined residential streets you’ll find a mix of 2-storey houses, world war II style homes, bungalows, apartment buildings, and a small selection of Kingsview Village condos.

    While primarily a residential neighbourhood, there’s a cluster of businesses located on Dixon Road — daycares, salons, financial services, restaurants, drug stores, and grocery stores. Dining options are quite limited, and residents don’t have much beyond the usual suspects like McDonald’s and Tim Hortons; nightlife is also lacking, so if you’re a young professional who’s looking for an exciting area, this isn’t the place for you.

    Kingsview Village was built for families; the neighbourhood has schools from primary to senior high, and parks are evenly distributed throughout the area, maximizing access. Residents have walking trails along the river banks, and a variety of sports facilities in the area — like Fairhaven Park, which has basketball courts, a baseball diamond, an outdoor swimming pool, and expansive fields fit for any outdoor activity.

    Condo Life in Kingsview Village

    The majority of Kingsview Village condos were built in the 80s — as such, units here offer floor plans which are far more generous than those found in modern Toronto condos for sale. In fact, most 1 bedrooms in the area are roughly 800 square feet, and sell for a fraction of the cost of those found in busier neighbourhoods: buildings such as 370 Dixon Condos and 320 Dixon Condos are quite affordable.

    Of course, there are some drawbacks to Kingsview Village condos, as finishes will vary quite a bit depending on past renovations. Amenities here tend to be light, so you won’t have all the flashy extras that come with modern condos — but you’ll have lower maintenance fees.

    Kingsview Village condos are located on or near Dixon Road, providing residents with some access to dining — so long as they like double-doubles and big macs.

    Transportation

    Boasting a Walk Score of 56 — this neighbourhood isn’t going to wow buyers who love to run errands on foot, because most errands will require some form of transportation. Public transit in the area isn’t going to wow anyone either, as there are bus routes on major roads but no GO stations or subway lines.

    Drivers have it the easiest of any residents — the 401 rests on the northern boundary of the neighbourhood, making it a breeze to connect to other major highways and avoid most city traffic; unless it’s bumper to bumper on the 401, but then again, if you haven’t sat in traffic on a highway, can you really call yourself a Torontonian?
