Buying a home in The Elms

People come to the Elms for affordable single-family homes and ample green spaces, rather than Toronto condos for sale, but condo buyers have a few properties to check out here. The Elms is a middle-class suburban neighbourhood in the north of Etobicoke. Largely comprised of quiet residential streets, this area has become a desirable place for growing families and first-time home buyers.

It’s worth noting, that words like affordable and reasonable are subjective when applied to housing prices in the GTA, but The Elms condos are affordable by any standard, and first-time home buyers have a legitimate chance to break into the market here without breaking the bank.

Unlike most of Toronto which was built on a grid, this neighbourhood has many winding streets, divided by rivers and sizable green spaces. Homes in the area vary from single family detached bungalows and 2-storey houses, to apartment buildings and high-rise condos.

The Elms is by no means an urban paradise — Islington serves as the major roadway for the area, offering a modest selection of restaurants and retail spaces. Entertainment options in the neighbourhood are recreation-focused; there are walking trails like the W Humber Trail, Summerlea Rink for outdoor skating in the winter, a recreation centre at Pine Point Park, and Humber Valley Golf Course.

    Condo Life in The Elms

The condo scene in The Elms has been stagnant for many years — there are only a few buildings in the area like Twin Towers Condos, all of which were built in the 80s and offer a similar living experience, and they’re actually located right next to each other.

The Elms condos have generous floor plans, with suites ranging from roughly 700 square feet to over 1300; building amenities tend to be lighter here than in downtown neighbourhoods, so if you’re looking for a condo with all the bells and whistles, condos in The Elms will disappoint.

Another drawback The Elms condos is location — these developments are found on Albion Road and don’t have much to offer in terms of urban convenience; however, nature lovers will be thrilled by their proximity to the Humber River and Humber River Recreational Trail.

    Transportation

The Elms has a Walk Score of 48 — which should come as no surprise given the availability of nature and lack of commercial spaces. Fortunately, residents of this neighbourhood have great access to public transit; there are north and southbound buses on Albion Road and Islington, east and westbound buses on Elmhurst, and Etobicoke North is just south of Rexdale Boulevard for GO Transit.

Drivers have it easy here, with the 401 to the south of the neighbourhood, the 400 to the east, and highway 427 to the west.
