    Buying a home in Humbermede | Emery

    Offering a diverse community and affordable housing prices — Humbermede and Emery is a North York neighbourhood, that’s popular with first-time home buyers and families. In fact, 20% of the population is comprised of children under 14 years old — making Humbermede and Emery condos very attractive for parents with young children.

    The majority of residents live in semi-detached houses and apartments; there are some detached houses available but they’re in short supply. Entertainment options are mostly geared towards families — children especially — and there are a multitude of parks, playgrounds, sports fields, and walking trails along the Humber River.

    Because this is a family neighbourhood, you’ll find plenty of schools nearby, and a variety of athletic clubs. Humbermede and Emery is split by train tracks; dividing residential areas from a large industrial zone — here you’ll find steel manufacturers, chemical plants, repair shops, service based businesses, and some retail stores as well.

    The neighbourhood is bounded by Finch Avenue to the north, which serves as a gathering place for restaurants in the area; McDonald's, Wing Machine, and a selection of international restaurants. Finchdale Plaza is a small shopping centre, housing a modest collection of retail spaces, but most stores are more for convenient pickups and won’t satisfy fashion-forward shoppers.

    Condo Life in Humbermede | Emery

    Humbermede and Emery operates at a much slower pace than many of the neighbourhoods found in Toronto — and if you’re looking for a wealth of urban convenience then you’d be better off looking elsewhere. However, if affordability and space are what you value, Humbermede and Emery condos are a great fit.

    Currently, there’s 1 high-rise condo in the neighbourhood and a few townhome complexes; Century Gardens Condos is the only condo building, built in 1975, this condo features expansive floor plans at extremely enticing prices — but units might be a little dated, so prospective buyers will need to be ready for an upgrade or two.

    On the other hand, for something move-in ready, you’ll want to consider Harmony Towns; it’s entirely possible to find a 4 bedroom townhome here — that’s right, 4 bedrooms — for the price of a 1 bedroom unit in downtown Toronto. Humbermede and Emery condos offer incredible value, and you’d be hard-pressed to find more bang for your buck in any other GTA neighbourhood.

    Transportation

    Humbermede and Emery has a Walk score of 58 — residents will need a vehicle or public transit to run most of their errands. There are buses on all major roads, and several stops on residential streets, making it easy to get around for those who don’t own a vehicle.

    Drivers have their pick of major highways — the 400 to the east, 401 to the south, and if you’re in such a hurry that you’ll pay to get there faster, you have the 407 to the north.
