    Buying a home in L'Amoreaux

Named for the French loyalist Josue L'Amoreaux, who settled in the area after arriving in New York City in 1816 — L'Amoreaux received its first post office in 1854, and remained as an independent farming community until 1950s when it became a Scarborough subdivision.

In modern day, L'Amoreaux is a family neighbourhood with a diverse population in terms of age, heritage, and income bracket. On residential streets you’ll encounter 2-storey houses, bungalows, and back splits; there’s a large selection of L'Amoreaux condos, which are a more affordable option for buyers.

Finch Avenue, Warden Avenue, and Steeles Avenue E serve as major thoroughfares for the neighbourhood. Bridlewood Mall is found on Warden, and plays host to a small number of restaurants, retail stores, salons, and a fitness centre. There’s another small shopping centre near Steeles, mostly comprised of restaurants — many of which serve Asian cuisine.

Entertainment options cater to younger crowds — Kidstown Water Park has plenty of aquatic activities to keep the kids cool in the summer, plus a large expanse of fields and a nearby sports facility; L'Amoreaux Sports Complex has tennis courts, a baseball diamond, a soccer field, walking trails, and decent hills for sledding in the winter.

    Condo Life in L'Amoreaux

Condo buyers have a plethora of buildings to choose from here — with over 15 buildings in the area and more in development. The majority of L'Amoreaux condos were built in the 80s — Bridletowne I Condos and Bridletowne II Condos were built in the 70s — but there are a few modern buildings for buyers who want a move-in-ready unit.

The big draw of this neighbourhood is affordability — there are 1500 square foot 3 bedroom units in the area which have sold for less than 1 bedroom condos in downtown Toronto, making this one of the more affordable neighbourhoods in the GTA for condo buyers. Amenities vary between buildings, but you can expect to get the usual extras with L'Amoreaux condos — gym, party room, and pools and saunas in a few buildings.

Most L'Amoreaux condos are located near Finch Avenue in the centre of the neighbourhood, providing condo owners with quick access to dining and shopping.

    Transportation

Residents have a neighbourhood which is mostly pedestrian friendly; some errands will require a vehicle or public transit, but condo owners should be able to get things done on foot. For those who regularly rely on public transit, there are bus routes on all major roads, and Milliken GO is just next door for GO Transit.

This neighbourhood is a commuter’s dream — with the 407, 404, 401, and Don Valley Parkway all close by, there’s a highway for any destination.
