Despite a sluggish economy, Toronto’s luxury market still managed to produce a few spectacular sales
This summer, Toronto's real estate market saw a shift that no one could ignore. Sales figures declined, buyers offered below asking, and the once-frantic bidding wars became a distant memory.
In a season marked by cautious offers and longer listings, the luxury market still managed to produce a few standout sales.
So as we head into fall, let’s take a look back at the eight most expensive homes that changed hands this summer.
Hidden behind private gates, this masterpiece of an estate offered every imaginable amenity — from a grand Scarlett O'Hara staircase to a gourmet kitchen, media room, library, tennis court, indoor pool and more. When you think of a luxury mansion, this is what you’re picturing. This breathtaking Bridle Path estate, situated on 2 acres of stunning land, was the most expensive house that sold this summer. After 86 days on the market it sold for $17,000,000, which was almost $3 million less than the list price. But luxury mansions don’t normally go for asking, no matter how hot the market is.
No surprise, another Bridle Path mansion made it on this list. Perched on a prime two-acre lot, 28 Post Road is the epitome of elegance and luxury. With five-bedrooms and 10 baths, this home offers lots of natural light, spacious principal rooms and a sweeping double staircase that feels straight out of a movie. This home sold for $15,500,000, for $1 million under asking, after only 34 days on the market.
After being on and off the market all year, this Edwardian estate finally sold for $13,200,000. The home boasts over 10,000 square feet of luxurious living space, grand principal rooms, a custom designer kitchen, a two-story family room, soaring ceilings, and a walnut-panelled library. Also, the backyard looks over a ravine and has a covered stone patio, an inground pool, a hot tub, a pavilion, a wisteria-covered arbour, and expansive green space.
This four-bedroom, seven-bathroom, 7,600-square-foot mansion in Mississauga with resort-like vibes sold in just a little over 30 days for $12,000,777. That was almost 20 per cent below the list price. Not only does the house look like an all-inclusive resort but it could very well be one — with the lazy river pool, putting green, personal gym, dazzling wet bar, cutting-edge golf simulation room, and four-person sauna. Not to mention the house backs onto Lake Ontario and features stunning views of the CN Tower.
In August, 171 Dunvegan Rd. sold for $11,500,000, 11.4% below the list price. But that’s not what’s interesting about this sale. What is interesting is that this house doesn’t even exist yet. 171 Dunvegan was sold for its potential to become a dreamy 8,166.84 square-foot mansion with wide-plank hardwood flooring, a custom kitchen, a temperature-controlled wine cellar and all those other bells and whistles that come with luxury mansions.
Despite how stunning 23 Misty Crescent is, this ultra-modern luxury home took a while to sell. It was first listed in 2023 for $13,800,000, and then was re-listed another five times before finally selling in June for $10,750,000. The five-bedroom, eight-bathroom home situated at Bayview and York Mills offered almost 12,000 square feet of opulent living space and an interior that is a fabulous departure from the typical McMansions.
Designed and built by Nazem + Rose Design and Castle Rock Homes, 35 Wilket Road is a Bridle Path new-build mansion. Situated on a grand pie-shaped lot, the home features a limestone exterior, a heated driveway, and a five-car garage with a car elevator. Inside, luxury abounds with a chef’s kitchen, a 22-foot ceiling in the family room, and heated floors throughout. The lower level adds 4,000 square feet of space, including a home theatre, wine cellar, and sauna, making this property the ultimate in sophisticated living. And yet, it took a while to sell. It was listed three times before it ultimately sold for $2.4 million, less than its original asking price.
After 10 years on and off the market 199 Chartwell Rd. finally sold this year at a more than $3 million-loss. The gated estate on Oakville’s prestigious ‘Street of Dreams’ offers 11,000 square feet of living space, solid limestone construction, exotic wood finishes, and imported marble throughout. Highlights include a two-story great room with a 24-foot limestone fireplace, a chef’s dream kitchen, a grand primary suite with a lavish ensuite, and a lower level with a home theatre, gym, and wine room. But that’s not all: The resort-style backyard offers an inground saltwater pool, spa, fire bowls, and a stunning cabana, all just steps from the lake and town.
