Library District is a condo developed by Context Development in 2014. It has 364 units across 29 storeys. Located in Cityplace, an area known for its lower-quality condos, the Library District is one of the better condos in the area. It is a good consideration for end-users entering the real estate market.
Things I like:
- The building has a variety of amenities, including a gym, party room, visitor parking, and concierge, among a few others
- Majority of units have hardwood floors
- Nice west-facing views that overlook Fort York
- Maintenance fees haven't increased in the past two years (I believe that's due to them replacing a previous condo manager)
- The building is clean and well-maintained
- Pretty good outdoor noise insulation, which is vital due to its proximity to the train tracks
Things to consider:
- Lower quality of finishes in the kitchen
- The gym in the building is relatively small
- The noise insulation between the unit and the hallway can sometimes be a problem, but unit-to-unit noise insulation is still good
- Based on the experience of current residents in the building, I heard that flooding is a common issue in certain unit types
- There is planned construction directly North of the building, which will impact north-facing views
- Location gets busy during rush hour, and sports games
