About 25 Broadway AvenueThe Republic North Tower

Who new that skirting school board budget cuts could result in such desirable residences? Perhaps Tridel did, when they agreed to take a collaborative approach to the complex that includes North Toronto Collegiate Institute.

Working together with the Toronto District School Board, these developers acquired property rights, and in turn helped to construct a brand new school building alongside two high-rise condo buildings. As a result, the homes at 25 Broadway Avenue are ideal for prospective buyers with kids — especially if they have yet to start high school.

Built in 2010, CS&P Architects and Burka Varacalli Architects are responsible for the duo of glass, concrete and steel structures that comprise the Republic Towers. Once the first sold out so quickly, Tridel understood that the neighbourhood would certainly benefit from a second. The Republic North Tower faces Broadway, while its sister building The Republic South Tower faces Roehampton.

Tridel also happens to be known for its dedication to green standards, resulting in energy efficient utilities and plumbing. The amenities ooze modernity as well, such as the indoor swimming pool, gym, and sauna. Other perks of living at 25 Broadway Avenue include access to a concierge, guest suites, a parking garage with 21 spots for guests, a billiards room, party room, and theatre, as well as a 14th floor terrace with cabana lounge, and barbecues, and plenty of space to dine al fresco.

    The Suites

While the Republic North Tower sits slightly shorter than its neighbour to the south, the 25-storey edifice at 25 Broadway contains the largest units in the complex. The building at 25 Broadway is home to 178 Toronto condos, ranging in size from approximately 550 to 3,300 square feet.

Munge-Leung Design Associates were in charge of interior design, resulting in polished, modern living spaces. Kitchens feel sleek and minimalist, while open concept living areas create a real sense of spaciousness.

Toronto condos for sale within the Republic North Tower are brightly lit with warm natural light that pours in through wall-to-wall windows. Frosted glass doors usher residents and their guests in and out of bedrooms, for a combination of style and functionality.

Where exposures are concerned, this building has a range of styles to suit all sorts of needs. Two bedroom units and two bedroom plus dens are common, while more spacious, “signature collection” homes are outfitted with 10-foot ceilings and expansive living areas, plus three bedrooms and four bathrooms.

    The Neighbourhood

Midtown Toronto, Yonge and Eglinton neighbourhood, Eglinton Village: whatever you choose to call it, this neighbourhood really is something. Tree-lined streets filled with detached and semi-detached homes jut from bustling Yonge Street, offering tranquility for residents while excitement is only a short walk away.

This is especially true for those living at 25 Broadway Avenue, with Yonge Street located only 300 metres from their front doors. Once on Yonge, residents can head north in order to browse the boutiques, spend a few hours having coffee with an old friend, or run any long-overdue errands.

Just to the south, on the other hand, residents will find a Toronto Public Library Branch, as well as the Yonge-Eglinton Centre with its LCBO, Indigo, Cineplex Cinemas, post office, pharmacies, banks, and a selection of other retail shops.

Exploring surrounding neighbourhoods is also a great way to get to know the larger area. Residents might want to pop over to Mount Pleasant and wander through the shops there; they may opt to cycle around Forest Hill South, ogling the luxurious homes found on every street; or they can spend a day getting lost in Sunnybrook Park or the ravines and trails along the Don River.

As for those who love to cook, a spacious and elegant new Loblaws is located just around the corner from the Republic North Tower. Another option is the Metro in the Yonge-Eglinton Centre, while lazy Sundays may simply call for a quick trip to What-A-Bagel for something freshly baked.

    Transportation

Both Yonge and Eglinton are ideal routes for those traveling out of the immediate area. Buses running along Eglinton will carry passengers toward Eglinton West station on the University-Spadina line, while those who are heading directly south can simply walk over to Eglinton Station on the Yonge line.

Those who prefer to get around by car can zip along Eglinton East until they reach the Don Valley Parkway, or alternatively they can take Yonge Street north for access to the 401. A straight shot down Yonge will land drivers in downtown Toronto, however Mount Pleasant and Bayview Avenue are both alternate routes for when the traffic won’t cooperate.
