Nestled against Lake Ontario, Scarborough Village and Guildwood is a family neighbourhood, ideal for nature lovers and first time home buyers. Beginning in the 1830s, Scarborough Village grew as a crossroads for travellers, and was the site of a general store, a schoolhouse, and a blacksmith; which was probably more exciting back then. The modern neighbourhood formed in the 1960s, and only a few historical landmarks remain.

In recent years, this neighbourhood has seen a rise in activity due to buyers being pushed further from Toronto’s downtown core in search of affordable housing. For families, there’s a lot of appeal here; on winding residential streets you’ll find large detached homes shrouded by mature trees, and set on spacious lots.

While Scarborough Village has more name recognition — poor Guildwood — this neighbourhood is in fact 2 areas combined; Guildwood is in the eastern portion of the neighbourhood, and Scarborough Village is in the west. For condo owners, the living experience is largely the same in both areas, but Guildwood condos have a slight advantage over Scarborough Village condos, as Guildwood GO Station is in the east end of the neighbourhood.

Nature enthusiasts will be especially pleased here — Sylvan Park is located on the southern end of the neighbourhood, featuring lakeside walking trails and scenic views. Fred Johnson Park is another sizeable green space, and also the site of Cornell Campbell House which is a historic landmark from the original village; as well, there’s a community centre with recreation activities.

Parents have several schools in the neighbourhood for their children, and a reasonable selection of businesses on Kingston Road and Eglinton; restaurants, big box stores, a fitness centre, specialty shops, and a variety of service based businesses.

The condo scene in Scarborough Village and Guildwood is alive and well; there are currently 12 buildings, with more in development. Buyers have their choice of older high-rises, modern mid-rises, and townhomes. Most developments are located near Kingston Road, maximizing access to dining, shopping, and public transit.

Families who would prefer a living experience akin to a house, will find Guildwood condos more to their liking, as townhomes at 8 Cromwell Road are extremely spacious, and have private entrances and single car garages.

Buyers who are concerned with space and also want the best deal, would be wise to consider a unit in an older high-rise like Gates of Guildwood Condos; given that these buildings were constructed in the 80s and 90s before the modern condo crunch, units here are spacious, and fetch prices that are far lower than comparable units in newer residences.

The modern mid-rise condos in the neighbourhood are on par with what you’d find elsewhere; suite sizes that range from 500 to 1200 square feet, with modern finishes and competitive amenities.

The Scarborough Village and Guildwood area is great for walkers — residents located on south side of the neighbourhood may require a vehicle or public transit to run errands, but those near Kingston Road can easily get things done on foot; once again, Guildwood condos have an advantage for pedestrians, as they are all located near Kingston Rd.

The subway may not extend into Guildwood (at least not yet), however residents still have access to trains heading into the downtown core. Both VIA Rail and GO trains depart from Guildwood Station, which can be used to reach Toronto as well as neighbouring towns and cities. A TTC bus also runs along Guildwood Parkway and Morningside Avenue, for those needing to get around the immediate area without a car.

Drivers can head west on Kingston for Lake Shore Blvd and the Gardiner Expressway, but may prefer to head north on Markham Road for the 401.
