About 15 Windermere Avenue — Windermere By The Lake
Situated at 15 Windermere Ave, Windermere By The Lake is an impressive 27 storey building in the High Park & Swansea neighbourhood. Although the name ‘Windermere’ elicits images of a windswept manor, Windermere By The Lake is a stylish glass tower with rounded edges that give the exterior a textured look.
For nature lovers, there’s a lot to get excited about with this property — these condos are just minutes from Sunnyside Park and Lake Ontario; home to the Martin Goodman Trail, residents have kilometres of scenic running trails to enjoy. Those who have south, east, or west facing units, can enjoy lakeside views from the comfort of their own home.
To cap off a great location by the water, this building offers some nice extras — gym, pool, sauna, party room, meeting room, concierge, security guard, parking garage, and more. With a sandy beach just down the street and a host of recreational activities available, buyers would be wise to take a serious look at 15 Windermere Ave.
The Suites
15 Windermere Ave is home to 316 suites, ranging in size from 505 square feet to 2152. Units are available in 1 bedroom, 1 bedroom + den, 2 bedroom, 2 bedroom + den, and 3 bedroom condos. Because of the rounded shape of the building, suites don’t follow your typical box layout, and many have rounded walls of floor to ceiling windows.
This building was completed in 2007, so all units are move in ready. And while units could have seen some personalization over the years, interested buyers can count on hardwood floors, modern kitchens with stainless steel appliances and granite countertops, exposed pillars, large bedrooms, and private balconies with stunning views.
Prices in High Park & Swansea are often high — it’s possible that first time home buyers will find units within their price range here, but this building is probably better suited to buyers who already have their foot in the door; professionals, couples, families, and empty nesters who are ready for the higher price tags that come with these Toronto condos for sale.
The Neighbourhood
High Park & Swansea is a family neighbourhood, with plenty of great options for dining, entertainment, nature, and transit. And residents of Windermere By The Lake might have one of the best locations in the neighbourhood when you consider the close proximity to Lake Ontario, but if you’re going to talk about nature, then High Park steals the show.
Offering over 400 acres of parklands, High Park might just be the greatest park in Toronto — just don’t tell that to anyone living in Trinity Bellwoods. Within this sizeable park are baseball diamonds, tennis courts, playgrounds, a swimming pool, an event stage, a café, a zoo, gardens, walking trails, and more… yes, more.
For dining options close to home, residents can walk to Royal Burger at Sunnyside, or head west for Eden Trattoria, Krazy Roll, KFC, and Tim Hortons. If you’re looking for more diverse choices, you can make your way north to Bloor for Amber European Restaurant, The One That Got Away, Bloor Jane Restaurant, Bloom Restaurant, and many others.
Nightlife is limited in the neighbourhood, but there are some pubs along Bloor like The Swan: A Firkin Pub, A Dark Horse, and Bryden's. There’s Humber Cinemas for movie nights, and for the kids, Swansea Community Recreation Centre has children’s programs and outdoor skating in the winter. For picnics, there’s a sandy beach at Sunnyside and picnic tables as well.
Shoppers have some nearby retail stores in the neighbourhood like Eurocraft Restoration for furniture, and My Dream Closet for clothing. If you really need to shop and don’t want to venture far, you can head west on Queensway for Kipling-Queensway Mall and Sherway Gardens.
Transportation
Windermere By The Lake has a lot to offer, but it does disappoint in one area — walkability. With a 49 Walk Score, it’s safe to say this location won’t be setting the world on fire with pedestrian traffic. However, Sobeys Queensway isn’t too far from the building and might be walkable for some.
Public transit users have bus stops for route 77 right outside their front door, with service to Runnymede Station for subway lines.
Drivers can avoid the majority of city traffic by heading south on Windermere for the Gardiner Expressway for travelling west; north on Windermere to Queensway if you’re going east.
