Torontonians looking for a quiet, green (and blue), calm neighbourhood to call home should look no farther than High Park and Swansea. This is mainly because it doesn’t get more tranquil than living within walking distance of High Park: 400 acres of parkland filled with recreational facilities galore.

Obviously the High Park neighbourhood takes its name from this massive green space, as it’s situated just east of the park. The area reaches only as far east as Indian Road, while Swansea covers the area west of High Park, and both are idyllic neighbourhoods in which to live. High Park is mainly comprised of charming tree-lined streets filled with single-family homes, while Swansea contains more in the way of high-rise condos, and is bound by water on three sides: Grenadier Pond to the east, Humber River to the west, Lake Ontario to the south

Although Toronto residents from all parts of the city might spend a day or two per year exploring all that High Park has to offer, purchasing a Toronto condo for sale in High Park means having the largest (albeit communal) backyard in Toronto. High Park becomes especially busy during cherry blossom season, however locals living in the neighbourhood are well aware of everything else the park has to offer. Getting lost in either of the park’s two ravines is a perfect day to spend a Saturday afternoon, while kids will beg their parents to head straight for the zoo upon arrival in High Park.

High Park may be this neighbourhood’s real showpiece, however condos for sale in High Park have yet another significant advantage: their proximity to Lake Ontario. Beaches and parks situated along this stretch of Toronto’s waterfront tend to be less crowded than those in the east end, further proof of this neighbourhood’s peaceful environment. The Sunnyside Boardwalk connects the parks just south of High Park and Swansea to one another, plus just to the west is the Humber Bay Arch Bridge, one of Toronto’s most instagrammable spots. And especially sweltering days might even call for a trip to the Sunnyside-Gus Ryder Outdoor Pool.

Being a largely residential neighbourhood, those who opt for condos for sale in High Park will need to head over to Bloor Street West, Roncesvalles, or Queen West in order to reach restaurants, cafés, bars, and shops. The strip of Bloor West just west of the park is known as the Bloor West Village, and is also home to a number of bakeries serving up Ukrainian and Polish fare. The Bloor West Village was Toronto’s first mandatory business improvement district when formed in 1970, and has been organizing events and encouraging residents to shop local ever since.

As for groceries, residents can head to Bloor West in order to find Rabba Fine Foods, No Frills, and Bulk Barn. Those who want to stay on the east side of the park, on the other hand, will find a Sobeys Urban Fresh and plenty of independent produce markets on Roncesvalles.

Condo Life in High Park | Swansea

With High Park predominantly made up of residential streets and the single family homes situated along them, most of the condos in the neighbourhood are situated west of the park, in Swansea. Condos for sale in Swansea are spread out between Bloor Street and the Gardiner Expressway, although those hoping to spend their days on or around Lake Ontario should keep their eye out for something south of the Queensway. Windermere By The Lake and Windermere by The Lake Townhomes, as well as NXT Condos and NXT II Condos, are all great options for those who want to live as close to the water as possible.

There are only two possibilities when it comes to finding condos for sale in High Park, though they’re both pretty impressive. The 53 High Park Condos contains only 4 units, each of which span around 2,000 square feet. These suites are in fact situated in a large home constructed in the 1930s, which was converted back in 2009. There may not be any shared amenities at 53 High Park Boulevard, but that’s the price to pay for 14-foot ceilings, a green roof, and an enormously exclusive building.

Yet another conversion in High Park is The Abbey Lofts. The condo consists of 24 homes situated in a former church with a striking limestone façade. The Gothic-style edifice dates back to 1910, and the wooden posts and beams within are evidence of the building’s storied past.

Transportation

With Bloor Street West acting as the neighbourhood’s northernmost border, residents living in the area can simply head to this street in order to reach the Bloor-Danforth subway line. Those interested in condos for sale in High Park can rest assured that both Keele and Dundas West Stations are within close reach, while those interested in Swansea can use Jane and Runnymede Stations to get around. From any of these stations, central neighbourhoods like Yorkville and the Annex are just a short ride away.

Those who prefer public transit can also use the 501 Streetcar to get around. Stops on this route can be found along the Queensway, and the streetcar turns onto Queen Street West just after Sunnyside. The Bloor GO/UP Station is also located just outside the northeast boundary of the High Park neighbourhood. From here, passengers can catch GO Trains heading toward neighbouring cities, while those heading out of town by plane can use the UP service to reach Pearson International Airport.

As for those with cars, the close proximity to the Gardiner Expressway nearby is yet another compelling factor when considering condos for sale in High Park. Drivers can access this major highway via the South Kingsway or Lakeshore Boulevard West. The Gardiner Expressway is ideal for those heading into the city centre, as it hugs the shore of Lake Ontario. Alternatively, those heading out on longer trips can use the Gardiner to transfer onto the 427 to the west or the Don Valley Parkway to the East, and subsequently the 401 from either of these two north-south highways.
