There are tons of properties that have sold for ridiculously large amounts of money during the COVID-19 pandemic. But while most people look at the final sale price to gauge a home’s worth, that number isn’t always a true representation of actual market value.
That’s why we’ve picked through Strata.ca data to isolate the most expensive condos that have sold in Toronto, strictly based on price-per-square foot (PSF).
This measurement is a more accurate way to gauge the true value of a property. That’s why there are instances when an $800,000 condo is considered of higher value than one that sells for, say, $1M.
In Toronto right now, the average cost-per-square foot is $886. Quite low in comparison to these condos that sold for much higher.

Summerhill meets Rosedale in this luxurious penthouse suite, inside the prestigious Hill and Dale Residences. This unit not only sold for the highest cost PSF during the pandemic; but our data shows it is also the most expensive condo to sell in Toronto, ever.
12-foot ceilings, panoramic views of the city, plus 3 private terraces are tough to beat. Couple that with 4,000 square feet of living space...and you can see why this place got snatched up (by a very rich buyer!) in less than 2 months.
If you want to live at one of Toronto’s most exclusive addresses, on the 40th floor, with your own private elevator -- be prepared to pay for it! This unit at the Four Seasons Private Residences in Yorkville sold for a little over $2,500 PSF.
Floor-to-ceiling windows offer 365-degree views of the city with tons of natural light filling every room. A custom-designed kitchen with luxury appliances are also a must for a property of this stature. If this unit was a bit too pricey for you, there are ‘cheaper’ ones on sale at the Four Seasons. Like this one, for example, at $1,805 per square foot. That works out to roughly $2.68M.

This show-stopping penthouse is nestled high in the sky with jaw-dropping views of the city, and even the lake! Priced at nearly $2,300 per square foot, you can bet this unique property came with all the extras.
One of our favourite features is the open-concept kitchen, which overlooks a spacious dining area and living room. But once this pandemic is over, the owner will certainly want to entertain on that massive terrace outside. 1,400 square feet of outdoor living space features ample seating room, a dining area, and even a fireplace.
So whether you’re a first-time homebuyer or hunting for your next investment property, don’t just look at the asking price. Instead, check out the average cost per square foot to assess a property’s true value.
