The exterior of the building belies the modern suites and features within; residents have great amenities, including a fitness room, saunas, a concierge, underground parking, and visitor parking. Price per square foot is below average here and condo fees are roughly average for the GTA; however, they cover all utilities, and that translates to significant savings for condo owners.
The Suites
There are 112 units in total at 10 Gateway Blvd. Unlike many modern North York condos which offer extremely efficient but small floor plans, units in this residence prioritize breathing room. These homes range in sizes from 787 square foot one bedroom layouts to generous 1400 square foot 2 bedroom plus den suites; dens are quite large and could be used as a bedroom or home office.
While the building’s concrete façade might suggest that units are dated, the majority of suites are entirely modern. Homes have hardwood flooring in principal rooms and modern tile in bathrooms and kitchens; most kitchens are open to the living space and include full sized stainless steel appliances and stone countertops.
It’s possible that prospective buyers could encounter a unit that requires updating; fortunately, these homes make for great investments.
The Neighbourhood
Flemingdon Park is a green-filled high-density community in the North York Area. The neighbourhood is bounded to the east by the Don River East Branch and to the west by the Don River West Branch, with greenbelts on three sides.
This neighbourhood is home to a diverse population of families. There are several excellent schools in the surrounding area and countless kid friendly activities close to home. There’s skating at Angela James Arena, and a wide variety of sports fields at Flemingdon Park. Ontario Science Centre is located on Don Mills Rd for afternoon outings, and there’s an IMAX there too for movie nights.
Dining options are quite extensive next door in the Golden Mile neighbourhood: the sprawling Eglinton Square Shopping Centre has everything you could need, from big box retailers to boutiques, tech stores, markets and more. As well, a modest collection of stores can be found at East York Town Centre on Overlea.
For dining out close to home, there’s McDonald’s, Subway and Tim Hortons within walking distance; Golden Mile provides a more extensive selection of restaurants. And while nightlife is limited in the neighbourhood, Muddy York Brewing Co is only a two minute taxi ride from the 10 Gateway Blvd.
Transportation
Residents of The Gateway Condos have a pharmacy and a convenience store just minutes away, but most condo residents will need a vehicle or public transit for grocery runs and daily errands.
Those who commute via public transit have bus service just around the corner on Don Mills Rd, and The Eglinton Crosstown LRT on Eglinton Ave. Car owners can quickly access the Don valley parkway via Eglinton Ave or Don Mills Rd.
