    Residents of the South Beach Condos and Lofts II aren’t required to own floral print shirts and linen shorts. However, they will have to accept the fact that there’s something Florida-esque about this building and its sibling residence — South Beach Condos. Part of a master-planned community by Amexon Development Corporation, 90 Park Lawn Road was completed in 2013. Amexon enlisted II BY IV Design Associates Inc. and Arsenault Architects, who opted for an art-deco look for the façade.

    Once inside, residents are greeted by a concierge stationed in the swankiest of lobbies. Between the high ceilings, red chandeliers, and bold art, one might even think they’ve stepped into an art gallery. And believe it or not, the 27-storey tower at 90 Park Lawn Rd is as functional as it is stylish: the roof is equipped with solar panels, meaning the building is partially powered by the sun.

    While some prospective residents have already made up their minds about 90 Park Lawn Rd, those who are on the fence will be convinced once they hear about the building’s amenities. Residents have access to a squash court, indoor basketball court, and indoor swimming pool, as well as a rooftop terrace, a 24-hour concierge, guest suites, and visitor parking. Residents also have no problem staying in the know thanks to the building’s website, which can be used for posting classified ads, sharing photographs of social events, and more.

    The Suites

    With 313 Toronto condos in total, there’s plenty of room for variation in terms of layout and size at the South Beach Condos and Lofts II. In fact, homes start at around 500 square feet, while the largest span an impressive 2,000 square feet. Prospective residents can expect to find one bedroom units, three bedroom plus den suites, and everything in between.

    There’s a consistently modern aesthetic throughout 90 Park Lawn Rd, although some homes are even more contemporary than others. Bedrooms, for example, are separated from living spaces by sliding, frosted glass doors; kitchens are also sleek thanks to the custom cabinetry designed by II BY IV. Other elements prospective residents can expect to find include engineered hardwood flooring, marble-clad bathrooms, stainless steel Energy Star appliances, floor-to-ceiling windows, and even walk-in closets.

    The Neighbourhood

    The South Beach Condos and Lofts II may be a ways away from the Atlantic Ocean, however residents can spend plenty of time by the water in the Mimico neighbourhood. The mouth of the Mimico Creek is just a few blocks away from 90 Park Lawn Road, with the waterway flowing into Lake Ontario in between two parks.

    Residents don’t even have to choose between Humber Bay Park East and Humber Bay Park West, since a bridge connects the two. Those who plan to set sail on the open waters, however, will spend more time in Humber Bay Park West, as this green space is home to the Etobicoke Yacht Club, the Humber Bay Sailing Centre, and the Mimico Cruising Club.

    Residents living at 90 Park Lawn Rd also have access to plenty of useful commercial businesses, some of which are within walking distance. It takes all of about 3 minutes to walk to Metro and Shoppers Drug Mart, while Costco is a 7-minute drive away.

    Transportation

    Mimico is a great neighbourhood for both residents who drive and those who don’t. Drivers can hop onto the Gardiner Expressway in order to reach destinations in Mississauga or downtown Toronto. The 427 also comes in handy for those heading north toward the 401, as well as anyone catching a flight at Pearson International Airport.

    As for residents without cars of their own, the 501 Streetcar makes a stop at the corner of Park Lawn Road and Lake Shore Boulevard before heading east toward the city centre. Another great option is the 66 bus, which carries passengers toward Old Mill Station in no time.
